Anyone renting out a property to tenants is required by law to hold a valid landlord certificate. The legislation also dictates that the CP12 Gas Safety Certificates are to be issued by a Gas Safe Registered engineer. To remain compliant as a landlord, you must always have a valid certificate to prove that the gas appliances have been checked for safety. Carbon monoxide is a highly dangerous gas, and it is top of the list when we do our inspection. We also make sure there are no other faults with the appliances that might be a danger to residents. Once we have checked the boiler, cooker and any other gas appliances, we will write a report and issue the certificate for your records. We aim to carry out the work as quickly as possible to keep the inconvenience to a minimum. This type of inspection must be carried out every 12 months to keep complaint. Once a certificate has been issued, the tenant must be provided with a copy either when they first move in, or within 28 days of a new certificate being issued. It’s a straightforward process for a team who have completed many landlord safety inspections like us.

It is important to have these checks done in a timely manner. Some insurances are not valid if you have not had these yearly inspections completed, and any warranty on boilers or appliances become void if landlord certificates elapse.
