Building Regulations currently state that all local authorities need to be informed when a gas boiler or any gas appliance is installed in a property. This can be done by Gas Safe registered engineers. Once your system or appliance has been installed, you should receive a certificate in the post within a few working days. These rules apply to homes as well as business and commercial properties. A building regulations compliance certificate is not to be confused with a gas safety certificate. A gas safety certificate is issued to landlords of rental properties. Here at Plumr, we understand that all these regulations and information can be confusing. We’ve broken it down into simple steps to help you understand.
Why a Building Regulation Compliance Certificate is Important?
The building regulations are in place to protect people’s health and safety in and around buildings. The reservations were also designed with improving the conservation of fuel and power and enhancing the environment in mind. As the owner of a property, you are responsible for this certificate. They can be provided by your local council and you should contact them for a replacement certificate should you find yourself without one.
Buildings insurance may be invalid without a completion certificate. It’s important to remember that if there’s no completion certificate for alterations to your property, your insurance may be void and you could end up covering costs yourself. You may also struggle to sell your home when the time comes without the proper registration.
What are the Building Regulations?
The building regulations are designed to make sure buildings are safe to use and live in. In England and Wales, local authorities must always be informed when a heat-producing appliance (boiler) is installed in a property. Once registered, a Building Regulations Compliance certificate can be issued. This should be done by the engineer installing your appliances. They will need to register your appliance with the relevant local authorities within 30 days of installation. As a homeowner, it is up to you to ensure the Building regulations are adhered to by your engineer.
Boiler Installation
Plumr is an Accredited Boiler Installer for Worcester Bosch boilers in South London. This means that we have been vetted by these manufacturers as being qualified to fit their boilers to a high standard, meaning we have access to enhanced warranties that non-accredited installers are not able to provide. As well as Worcester Bosch boilers we have over 30 years of experience with many other boiler brands and can offer boiler installation for Vaillant boilers and many other popular brands.
How to get a Boiler Installation / Building Regulations Certificate
Once your Gas Safe registered engineer has notified the Gas Safe register, they will inform your local authority and you should receive your Building Regulations Compliance Certificate in the post within 10-15 working days. The Building Regulations Compliance Certificate belongs to the property in which the appliance has been installed. You will need to keep this certificate safe in case you ever decide to sell or remortgage your home. For example, if a new boiler has been installed, the certificate confirms that the boiler has been installed correctly and safely at the property.
If you’re having problems, please get in touch with The Gas Safe Register or contact your Local Authority Building Control Department or Citizens Advice Consumer Services.
